I happened to find two houses sold in the same neighborhood in last year were almost exactly the same. They were both built by Corner home, had almost exactly the same floor plan, and were about 2 blocks away from each other. They are in Talus which is a master planned community with 1700 homes. It’s smaller than Issaquah highlands, but feels less crowded. It situated in a mountain retreat-like setting while still close to shopping, restaurant, public transit and free way.
Here are the listing: 2186 and 2196. They were listed at different time so there wasn’t direct competition bewteen them. The seller agents did great job offering reasonable price, presenting them with professional photos. Both houses changed from active to pending state within the first week and were sold without any drama.
Moral of the story: 1. Builders usually cycle through limited number of floor plans. Unless you design and build yourself, there will be some houses just like your house. 2. Great presentation and right pricing are the winning combination of selling house fast.
